
To rehabilitate a concrete parking structure in a highly corrosive environment, a comprehensive repair plan was implemented to restore structure integrity and prevent future deterioration.
Project Overview
Located on Brickell Key, an exclusive island in Miami, One Tequesta Point is a high-rise luxury condominium that faced significant structural deterioration in its four-level concrete parking garage. Years of exposure to salt-laden air, vehicle exhaust, and chemical runoff from the pool deck above had created a highly corrosive environment, resulting in widespread damage.
STRUCTURAL was brought in to deliver a comprehensive repair program focused on both repairing existing damage and preventing future deterioration. Concrete repairs were performed on slabs, beams, and columns throughout the garage.
During repairs, four beams supporting the pool deck were found corroded and in need of repair. Two beams required full replacement of all 29 post-tensioned (PT) cables after inspections revealed near-total failure. The remaining two beams were structurally enlarged using custom-engineered solutions to restore capacity without interfering with the temporary shoring systems in place during construction. In total, 91 new PT cables were installed and stressed.
In addition, ten large beams exhibiting structural deficiencies were reinforced using STRUCTURAL TECHNOLOGIES’ CSS V-Wrap™ System, a high-performance carbon fiber-reinforced polymer (CFRP) solution. Each installation was customized to address the specific conditions of the beam, offering strength while minimizing added weight.
To protect against future damage, multiple waterproofing systems were installed in targeted zones of the parking structure, each selected based on exposure levels and functional needs. The project required careful planning and execution to overcome logistical challenges, including limited workspace that required specialized scaffolding, coordination across multiple building associations, and difficult-to-reach concrete damage. Through a collaborative approach, STRUCTURAL successfully restored the garage’s structural integrity and extended its service life, ensuring long-term durability in Miami’s demanding coastal environment.
